How long does it take to obtain a credit authorization?The credit authorization takes about five to ten business days.

If my credit has been authorized, how long will it take to get the deed to my property?If the property is finished and has the corresponding documentation, the process will take three to six weeks.

Why do I need a notary public when buying or selling real estate?In Mexico, a notary public is the authority that documents real estate transactions in a public act (title), and is responsible for the transfer of ownership of the property as well as the calculation and payment of the corresponding taxes.

What is an appraisal?It is an estimate in which the physical condition, the environment and the market are considered in order to determine the commercial value of a property.

What is the restricted zone in Mexico?It is the zone within the national territory that is located up to 100 km from any border and 50 km along the beaches. In this zone, according to the Mexican Constitution, no person of any nationality other than Mexican may directly acquire the ownership of real estate, which must be done through a trust administered by a Mexican institution.

What benefits does the restricted zone trust grant me?It allows the use and enjoyment of the property, you will be able to designate substitute beneficiaries in case of death, legal certainty of your investment.

How can I obtain a trust?You must obtain a permit from the SRE (Ministry of Foreign Affairs) with which a Mexican bank can create the trust that will allow you to acquire your property. The trust will be registered in the public registry of property.
